Our standard land boundary survey is a detailed survey that meets the Illinois minimum standard requirements. It establishes or re-establishes the extent of title lines and defines and identifies those lines to uniquely locate each lot, parcel or other specific land area in relation to well-recognized and established points of reference and rights of way.
Existing Conditions & Topographic Survey

A topographic survey shows the horizontal and vertical contours and locations of existing natural or man-made features, whether subsurface or other, and the graphic representation of the results from field data. Topographic surveys for properties are required in the development or redevelopment stages of a project.
ALTA/ACSM Land Title Survey
Our survey expertise goes beyond boundary survey requirements.
An ALTA/ACSM land title survey meets the specified needs explicit to title insurance purposes and was developed by the American Land Title Association. These standards exceed the boundary survey standards as aforementioned. An ALTA survey must also include all of the easements, rights-of-ways and other survey-related documentation in the title commitment that affect the ownership of land.
Plats of Subdivisions / Easements / Highways
A thorough examination of a plat is made to determine its effect on the land and ensure compliance of all statutory requirements.
We prepare different types of plats that refer to subdivisions, easements and highways. A plat of subdivision is when a landowner divides land into smaller parcels, which in turn require easements to access and public utilities.

HDS can be utilized for historical preservation and restoration, highways, bridges and railroads, mechanical, electrical or HVAC, building facades, accident investigation and/or insurance documentation.
