Terra Springs Subdivision
Village of Volo, Illinois

This project consisted of the development of 65 acres northwest of Chicago, Illinois into a multi-family residential subdivision. GHA provided civil engineering services for the design and construction which required master planning, stormwater management, site planning, water distribution, sanitary sewer, road design, residential building layout, boundary surveying for the total site and individual residential lots.

Offsite improvements included two separate sanitary sewer improvements, and a highway improvements plans.

 
 
 
 

GHA provided services related to permits that were required from Lake County Stormwater Management Commission, the Village of Volo, Lakes Region Sanitary District, the Illinois Department of Transportation and Grant Township.

Challenges for this 65 acre site began when it was determined that the storm sewer design lacked outflow. All thestormwater was detained onsite, with the primary outflow being infiltration. The sanitary offsite sewer had twoseparate areas, including service to The Home Depot of Volo, and a mile of forcemain to the new Lake County Interceptor sewer on Wilson Road. GHA provided detailed grading and utility plans for the entire subdivision and for each residential building, construction layout for the entire site construction, and final lot plats for the sale of the individual homes.

The design was completed between the Fall of 2001-2002. The construction began in Spring of 2003 and is almost 100% complete, with many units already occupied.
